Will the legal heir of a person on leave and licence have the legal right to continue using the premises after his death?

Situation : 'A' had drawn up a leave and licence agreement for commercial use, for a period of 5 years. He has now passed away and the landlord is asking for increase in rent and change in terms, though the original contract is valid upto Feb 23. Does the lessor have the right to change the contract mid-way on the death of the licensee?
