Is it fine to sign agreement and MOU deed only after getting the token amount

Situation : Hi We have recently got in to a property deal for 1bhk. Wherein we have taken a token amount from the party and have deposited the same in bank. The party has requested to sign MOU and agreement. Although they have not yet applied for home loan. Please advice
